The Residential & Commercial Lending Process with SRP
1. Consultation
SRP will schedule a meeting at our office or your project site. We’ll examine zoning plans, permits and the loan exit strategy. You’ll need to provide the following documents:
- Purchase contract
- Settlement statement (if purchased)
- Project history
- Scope of work
- Budget
- Survey/site plan (if new construction)
2. Agree to Terms
We’ll formalize the term sheet for your project. This document includes the length of the loan, interest rate, equity requirements and how much funding SRP will contribute.
3. Begin the Closing Process
Once the terms have been accepted, the attorney will begin the closing process. The process usually takes about 7-10 business days to complete after all requirements are in order.
4. Draw
SRP’s inspector will verify the work has been completed according to the draw sheet to release the payment. Terms of the draw are agreed to upfront – and all SRP inspections are done in-house. We operate as a full-service project resource, advising partners on the best strategies from A to Z.
5. Complete the Project & Refinance
The funding process is repeated until the project is done. Borrowers will then sell the property and repay the loan or refinance to a long-term loan if they plan to rent the property.
